Luxury Villas on Dekeleias St. in Ekali

In an area of Ekali with exceptional natural beauty and rich vegetation, on a plot of land with a total area of 3,500 square meters, located at 15 Dekeleias Street, five modern, autonomous houses have been constructed, featuring private gardens and swimming pools.

Our goal is to create a high-standard environment with a contemporary aesthetic perception. The organization of a housing complex requires responsible study and inspiration to find the suitable conditions that will create a friendly and beautiful residential environment for its residents. For this purpose, the architectural firm Zepos – Georgiades & Associates (zegge) was selected, which has a dynamic presence in the field of modern housing and possesses specialized departments for interior architecture and landscape architecture.

The main objectives of the architectural composition are the morphological harmony of the complex with the environment, the preservation of privacy, and the minimization of shared spaces to maximize the privately used gardens of the houses. The construction was carried out according to the specifications of the most modern technology, focusing on the comfort of the residents, maximum energy efficiency, and emphasizing every construction detail.

With these objectives in mind and considering all the parameters of the environment, such as the position of neighboring buildings, orientation, and existing vegetation, the arrangement of the houses on the plot was determined. Each house has its own private garden to achieve maximum privacy.

Morphologically, the houses have simple geometric volumes in white color with wooden elements. Natural materials such as carved stones in shades of light gray and wooden dividing panels were preferred for the environment’s configurations.

The plants in the outdoor spaces belong to the Greek flora. Trees such as olive trees, carob trees, cherry trees, apple trees, and shrubs such as myrtle, laurel (Daphne Apollo), thyme, and sparta enhance the impression of natural greenery in the wider environment.

This plot has two pedestrian accesses, one on the eastern side leading to two larger houses with a total area of 650 square meters, and the second on the western side leading to three houses of 450 square meters each. A car ramp leads to the respective parking area located in the basement of each house.

Each house is developed on three levels: ground floor, first floor, and basement.

The ground floor, in direct contact with the garden and the swimming pool, consists of the entrance hall, living room, dining room, kitchen, dressing room, guest bathroom, staircase, and elevator connecting to the first floor and the basement.

The first floor comprises three bedrooms with their own bathrooms (one master bedroom with a dressing room and two children’s bedrooms), terraces, and semi-outdoor spaces. In the two larger houses, there is a visual connection from the first floor to the living room area on the ground floor, as well as an additional room that can be used as an office, sitting area, or additional bedroom.

The basement level includes parking spaces and other auxiliary areas that can be used according to the owner’s needs. In addition to internal communication with the other floors, the basement also has direct access to the garden and the swimming pool area through an external staircase.
